emergency maintenance procedure

During the days the office is closed, the following emergency maintenance procedure replaces the standard reporting of issues via the website or telephone.


DB Heating – Gas and plumbing emergency only – 07768 145452

The following emergencies will be covered:

  • Free flowing and continuous water leak.
  • Carbon Monoxide alarms (where fitted) being triggered – please note not all rental properties require these or have them fitted.
  1. No heating or hot water for in excess of 24 hours. The following checks/conditions apply before reporting the issue:
  2. Have you checked the pressure of the boiler? If low then please re-pressurise the boiler. Loss of pressure is not an emergency.
  3. Do you have a separate immersion switch for the heating of hot water? If you do then this is not an emergency.
  4. Have you been provided with either/or British Gas or Homserve emergency policy? Please note not all Landlords provide these and they are not a requirement of rental properties. If you have a policy then please contact the insurance provider not the emergency contractor.
  5. If you have hot water via an electric shower then it is not an emergency.
  6. If you have additional forms of heating, electric fire or panel heaters then this is not an emergency.
  7. If you smell gas (as at any other time of year) please contact your service provider.
  8. Faulty gas ovens are not covered by this contractor and are not an emergency.

Redforde Electrics – Electrical emergency only – 07809 572654

The following emergencies will be covered:

  • Total loss of power and lights.

The following checks/conditions apply before reporting the issue:

  1. Have you checked the fuse box? Have any of the switches tripped?
  2. Have you checked whether it is a power-cut? The website of your service provider will keep you updated.
  3. Loss of total power/lights – partial loss is not an emergency.
  4. Faulty electric and microwave ovens are not covered by this contractor and are not an emergency.
  5. Have you been provided with either/or British Gas or Homserve emergency policy? Please note not all Landlords provide these and they are not a requirement of rental properties. If you have a policy (and it covers electrics) then please contact the insurance provider not the emergency contractor.

Handyman – Building emergency only – 07596 409935
LJP Developments – Building emergency only – 07768 598712

The following emergencies will be covered:

  • Continuous leak from the roof.
  • Boarding up and replacement locks following security breach. If this occurs please report the issue to the police and notify the office when open.

The following checks/conditions apply before reporting the issue:

  1. Loss of keys (other than a security breach) is not an emergency. Replacement of these is not a Landlord cost. If you change the locks, please notify the office when it re-opens.
  2. Have you been provided with either/or British Gas or Homserve emergency policy? Please note not all Landlords provide these and they are not a requirement of rental properties. If you have a policy (and it covers the building) then please contact the insurance provider not the emergency contractor.

Please note – If one of the emergency contractors attends and it is not an emergency then you will be charged for the callout. This also applies if the fault is found to be your responsibility.

The office will be fully manned to deal with all none emergency maintenance issues when it re-opens.
